What foundation repair costs

Foundation repair is one of the few home repairs where most people have no reference point at all for whether a number is reasonable. This page gives you one: what the work is priced by, what the ranges are, and what makes one house cost three times another.

How much does foundation repair cost?

Most residential foundation repairs land between about $2,000 and $8,000. Minor crack sealing is a few hundred dollars. Serious structural work — twenty or more support points, interior piers reached by tunneling, drainage systems, a rebuilt pier and beam substructure — runs well into five figures.

The reason the range is so wide is that "foundation repair" is not one job. It is a category containing everything from caulking a shrinkage crack to lifting a settled house back toward level, and the price follows the scope almost linearly once you know what the scope is.

How the work is actually priced

Contractors do not price foundation repair by the house. They price it by the unit of work, which is why understanding the units is the fastest way to make sense of a quote.

The method is chosen for the soil profile and the load the pier has to carry, not arbitrarily — which is why two contractors can propose different systems for the same house. It is a fair question to ask any contractor why the method they have proposed is the right one for your soil.

Ranges are general industry figures weighted toward the Texas market, where competition and the prevalence of concrete pressed pilings tend to keep pricing below the national picture. They are not quotes and no contractor is bound by them — a foundation repair cost estimate only becomes real once somebody has measured your floor elevations, because the number follows the scope and the scope follows the measurements.

Foundation crack repair cost

Worth separating from the rest, because it is the question most homeowners arrive with and the answer is usually reassuring. Sealing a crack that is not a symptom of movement — epoxy or polyurethane injection — is a job of a few hundred dollars per crack, and for a shrinkage crack in a slab or a settled drywall crack that has stopped moving, it is a complete repair rather than a patch.

The expensive version is when the crack is reporting something. If elevations show the slab has dropped, sealing the crack treats the symptom and the crack comes back. That is the whole reason an elevation survey comes before a quote: it is what separates a few-hundred-dollar job from a five-figure one, and no one can tell which you have by looking at a photo.

The seven things that actually move your number

  1. How many support points the design calls for. This is the single biggest driver. Eight pilings and twenty pilings are the same job at two and a half times the price.
  2. Which method. Concrete pressed pilings and helical piers can differ by a factor of four per point. The method is chosen for the soil and the load, not arbitrarily — but it is worth asking why the one proposed was chosen.
  3. Depth to stable bearing. Deep clay means deeper piles and more material and time per point. This is why a geotechnical report or at least real knowledge of local conditions matters.
  4. Interior versus perimeter. Perimeter work happens outside with a crew and a machine. Interior piers require either breaking through the slab — complicated on post-tension — or tunneling underneath, at $150 to $250 per linear foot. Interior work is where budgets grow.
  5. Access. A flat suburban lot with six feet around the house is cheap to work. A hillside, a zero-lot-line, mature landscaping, a pool, or a deck over the work area all add hours.
  6. What the plumbing turns out to be doing. A leaking supply or sewer line under a slab causes movement on its own. Finding one adds a plumbing repair — and sometimes changes who pays, since sudden leaks are a covered peril under more policies than soil movement is.
  7. What else comes with it. Drainage, grading, root barriers, crawl space moisture control, engineer's reports, post-repair elevation surveys, and the cosmetic repair of the cracks afterwards — which is very often excluded from the foundation quote and is worth asking about explicitly.

Underpinning and foundation leveling

Two words you will meet in estimates and may not have met before. Foundation underpinning is the general term for extending a foundation down to soil that can actually carry it — every pier and piling method in the table above is a form of underpinning. Foundation leveling is what the underpinning is for: lifting the low sections back toward the elevations the house was built at.

Worth knowing that leveling rarely means dead level. On an older house, forcing a slab or a pier and beam structure back to perfectly flat can crack plaster, break tile and jam doors that had long since settled into their new positions. A competent contractor will tell you what tolerance they are aiming for and why — and "as close to level as the house will tolerate" is a better answer than "perfectly level".

Costs people forget to budget for

  • Cosmetic repair afterwards. Lifting a house closes some cracks and opens others. Drywall patching, repainting, re-tuckpointing brick and re-hanging doors are usually your problem, not the contractor's. Budget $1,000 to $5,000 depending on how much movement there was.
  • Landscaping. Exterior piering means digging along the house. Beds, shrubs and irrigation lines in the work zone do not survive.
  • The independent engineer. $400 to $1,000 for an evaluation with nothing to sell you — cheap relative to the repair, and the single best way to check a large estimate.
  • The plumbing test. $250 to $600, and worth doing before you commit to a structural plan rather than after.
  • Permit fees, which vary by city and are typically bundled into the contractor's price — confirm which.

Reading a quote before you sign it

A quote you can evaluate has specifics in it. A quote you cannot is usually vague on purpose. Look for:

  • The elevation readings the diagnosis is based on, in numbers
  • The number of support points and exactly where they go, ideally on a drawing
  • The method and the target bearing depth
  • Whether an engineer designed the repair and whether one signs off afterwards
  • Whether the plumbing has been tested, and what happens if a leak is found
  • Who pulls the permit
  • What the warranty covers, for how long, whether it transfers, and whether future adjustments are free
  • What is explicitly excluded — usually cosmetic repair and landscaping

Foundation repair financing

Most established contractors offer financing through a third-party lender. Some of it is genuinely good — real promotional zero-interest periods exist — and some is expensive instalment credit dressed up as convenience. Two checks before you accept: find out what rate applies after the promotional period ends, and compare the whole package against a home equity line or a personal loan from your own bank. It is also worth asking whether the price itself changes depending on how you pay.

That average is close to meaningless on its own, though, because the distribution is enormously wide: sealing a single non-structural crack is a few hundred dollars, while underpinning a settled house with twenty piers, interior tunneling and new drainage can pass $30,000. The average tells you about the middle of a range you might not be anywhere near.

Why are two estimates for the same house so different?

Usually because the two contractors are proposing different solutions, not different prices for the same solution. One may plan to support the perimeter only; the other may include interior piers reached by tunneling. One may use concrete pressed pilings at $300 to $600 each; the other steel push piers at $1,200 to $1,900. One may include drainage, a root barrier and an engineer's post-repair survey, the other none of it. The way to compare them is to line up the scope — number of support points, method, depth, what happens to the plumbing, what the warranty actually covers — rather than the totals.

How much does one pier cost?

It depends on the type. Concrete pressed pilings, the Texas workhorse, typically run $300 to $600 installed. Steel pressed pilings run $700 to $1,200. Steel push piers driven to load-bearing strata are commonly $1,200 to $1,900. Helical piers, which are screwed rather than driven, run $1,400 to $2,500. Drilled piers into rock are in a similar band and vary more with site conditions. A typical residential job uses somewhere between 8 and 20 of whichever type the design calls for.

Can I finance foundation repair?

Rarely as a straight return, but that is not really the question. A documented, engineer-verified repair with a transferable warranty removes an obstacle from a sale that an unrepaired foundation problem would otherwise create — in Texas, sellers have disclosure obligations and buyers routinely order their own inspections. The value is in keeping the transaction on the rails, not in the appraisal. Keep the paperwork: the engineer's report, the elevation surveys before and after, the permit, and the warranty documentation.

Is the cheapest quote usually the wrong one?

Not automatically. In a competitive market like Texas, price differences often reflect genuine differences in overhead rather than quality. What should make you look harder is a quote that is cheap and vague: no elevation readings, no stated number of support points, no mention of a permit, no plumbing test, and a warranty described verbally rather than written down. The number to be most suspicious of is not the lowest one — it is the one you cannot reconstruct from the scope.
