Foundation repair in Texas

Texas has more foundation repair activity than any other state, and it is not because Texans build badly. It is because a great deal of the state is built on clay that changes size with the weather. This guide to foundation repair Texas homeowners can actually use covers what that means for your house, what repairs cost here, and what to check before you sign anything.

The soil, and why it matters more here

The dominant story in Texas foundations is expansive clay. Certain clay minerals — smectites, of which montmorillonite is the famous one — absorb water molecules between their crystal layers and physically expand. Dry them out and they contract again, often leaving visible fissures in bare ground. The technical measure is the plasticity index, and across the Texas Blackland Prairie it routinely runs in a range that engineers classify as highly expansive.

Houston Black clay is the state soil of Texas and the single biggest character in this story. It forms a belt running roughly from the Red River south through Dallas, Waco, east Austin and San Antonio — a strip of former tallgrass prairie that happens to contain most of the state's population. Houston has its own high-plasticity clays from the Beaumont Formation, with a shallow water table and measurable ground subsidence complicating things further.

The consequence is a seasonal cycle you can almost set a calendar by. Spring rain swells the clay and lifts the perimeter of a slab. A hot, dry Texas summer pulls moisture back out — helped along by tree roots and by the simple fact that the edges of a slab dry faster than the middle — and the perimeter drops. Repeat that for fifteen years, add a large live oak on one side and a downspout dumping water on another, and different parts of the house end up at different elevations. The cracks you see in the drywall are the structure reporting that difference.

Why it shows up after a dry summer

Most Texas homeowners first notice foundation symptoms in late summer or early autumn. That is the low point of the moisture cycle: the clay has been shrinking for months, the perimeter has dropped as far as it is going to, and the doors that were fine in May suddenly will not latch. It does not mean the damage happened in August — it means August is when the seasonal movement is at its maximum.

What Texas houses are built on

Foundation type is largely a question of when the house was built, and it determines what the repair looks like.

Slab-on-grade dominates. Texas skipped the basement — the clay makes excavation expensive and the water table in much of the state makes it a bad idea — so the overwhelming majority of Texas homes sit on a concrete slab poured directly on prepared soil. From roughly the late 1970s onward, most of those slabs are post-tension: steel cables run through the concrete and were tightened after it cured, putting the slab in compression so it can span soft spots without cracking. Post-tension slabs are more resilient, and they are also the reason a contractor should never be coring through your slab without locating cables first.

Pier and beam foundation repair is a different discipline again, and it is what you need in the pre-war neighborhoods — East Dallas, the Houston Heights, central Austin, King William and Monte Vista in San Antonio. The house sits on a wooden structure supported by piers over a crawl space. It moves differently than a slab and, importantly, it is far easier and cheaper to adjust: re-shimming a pier and beam house is a fundamentally less invasive job than underpinning a slab.

Basements exist in Texas but are rare enough to be a novelty outside a few pockets. If you have one, the failure mode to know about is lateral pressure from wet clay pushing a wall inward, which is a different problem than settlement and gets a different fix.

Foundation type largely tracks when the house was built, and it determines what a repair looks like. A slab is corrected by adding support beneath it; a pier and beam house is corrected by adjusting supports that were always meant to be adjustable; a basement wall failing under lateral pressure is a different problem from settlement and gets a different fix.

Before you sign with anyone in Texas

Because there is no such thing as a state-licensed foundation repair contractor in Texas — the state licenses professional engineers, not this trade — due diligence falls to you. Anyone advertising as a licensed foundation repair contractor here is referring to a general business license or to an engineer they work with, so it is worth asking which. These are the checks that actually tell you something:

  • Get the plumbing tested first. A leaking sewer or supply line under a slab causes foundation movement on its own, and piering a house without fixing the leak means paying twice. A hydrostatic test is a few hundred dollars and it is the single most useful thing you can do early.
  • Ask whether a professional engineer is involved — in the design of the repair, not just the sales process. Engineers are licensed by the state and carry liability that a salesperson does not.
  • Ask for the elevation survey, before and after. A competent contractor measures floor elevations across the house and can show you the numbers. "We could see it was low" is not a measurement.
  • Read the foundation repair warranty carefully. Lifetime transferable warranties are common in this industry and vary enormously in what they actually cover — whether the warranty covers the piers only or the whole house, whether it survives the company being sold, whether it transfers to a buyer, and whether future adjustments are free or billed. The warranty is often the largest difference between two quotes that look alike on price.
  • Confirm the permit. Nearly every Texas city requires one for underpinning. The contractor pulls it; you should see it.
  • Be wary of urgency. Foundation movement is seasonal and slow. A company insisting you must sign today is selling, not diagnosing.

Are foundation repair contractors licensed in Texas?

Not at the state level. Texas has no statewide license for foundation repair contractors, which means the quality floor is set by the individual company rather than by a regulator. What you can verify is real: general liability insurance, workers' compensation coverage, city permits pulled for the work, whether a Texas-licensed professional engineer is involved in the design and the post-repair sign-off, and how long the company has actually been trading under its current name. Texas does license professional engineers and, separately, home inspectors through TREC — so an engineer's report is one of the few credentials in this industry that carries a regulator behind it.

Do I need a permit to repair a foundation in Texas?

Usually yes, and it is the contractor's job to pull it. Most Texas cities — Dallas, Fort Worth, Houston, Austin and San Antonio among them — require a permit for underpinning or piering work, and several require an engineer's letter or drawings with the application. What is a post-tension slab and does it change the repair?

A post-tension slab has steel cables running through it that were tensioned after the concrete cured, putting the slab into compression so it resists cracking as the soil moves. They have been standard in Texas residential construction since roughly the late 1970s, and most homes built in the Texas suburbs after that are on one. It changes the repair in one very practical way: those cables are under enormous tension and cutting one is dangerous and expensive. Any work that involves coring or breaking through the slab needs the cables located first, which is a normal part of a competent contractor's process and a red flag if it is skipped.

Should I water my foundation during a Texas drought?

It is standard advice across Texas, and the logic is sound: the goal is to keep the moisture content of the soil around the perimeter roughly constant so the clay does not go through a violent shrink-and-swell cycle. Consistency matters more than volume — slow, even watering around the perimeter, not a flood after six dry weeks, which can cause its own heave. The practical complication is that Texas drought summers are exactly when cities impose watering restrictions. Most Texas utilities carve out an exception for foundation watering, but the rules differ by city and by drought stage, so check yours before you set a soaker hose running.

Does homeowners insurance cover foundation repair in Texas?

Usually not for soil movement. Standard Texas homeowners policies typically exclude damage from earth movement, settling, and expansive soil, which is the cause of the large majority of foundation problems in this state. Where coverage sometimes applies is when the movement was caused by a covered peril — most commonly a sudden plumbing leak under the slab. That is one reason a hydrostatic plumbing test is worth doing early: if a leak is the cause, it changes both the repair plan and who might pay for it. Read your own policy and talk to your carrier rather than relying on a contractor's read of it.

How long does foundation repair take?

Most piering jobs on a typical home are a two to five day exercise once work starts, and crews often complete a straightforward exterior perimeter job in a single day. The schedule stretches when the plan involves interior piers reached by tunneling under the slab, when drainage work is bundled in, or when an engineer's post-repair elevation survey is part of the contract. The longer part is usually before the crew arrives: getting the estimate, the engineer's input if you want it, and the permit.
