The Metroplex is not one soil problem. Drive from Rockwall to Aledo and you cross from some of the most expansive clay in North America to thin soil over limestone — which is why a repair plan that makes sense in Garland can be the wrong answer in Benbrook.

Three different Metroplexes, geologically

Dallas–Fort Worth sits across a set of geological formations that run roughly north–south, so the relevant question for your house is usually how far east or west are you.

East and central Dallas sit squarely on the Blackland Prairie: deep Houston Black and Austin series clays over the Austin Chalk and Eagle Ford Shale. This is the highly expansive material, the stuff that opens visible fissures in bare yards by August. Garland, Mesquite, Rowlett, Rockwall, Richardson and most of the eastern suburbs are in it.

The northern suburbs — Plano, Frisco, McKinney, Allen, Prosper — share the clay but differ in one important way: almost all of that housing stock went up during the boom from the 1980s onward, which means post-tension slabs, engineered fill, and lots that were graded and cut before construction. Fill that was placed rather than deposited by nature settles on its own schedule, and the shape of the movement on a twenty-year-old Frisco house often reflects the grading plan as much as the native soil.

West of Fort Worth the picture changes. Around Benbrook, Aledo, Weatherford and the western edge of Tarrant County you get the Walnut and Goodland limestone formations, with shallower soil over rock. Less shrink-swell, but rock close to the surface creates its own trouble: a slab bearing partly on rock and partly on soil moves differentially, and piers may need to be drilled rather than driven.

A DFW-specific pattern

North Texas gets a lot of its annual rainfall in short, intense events with long dry gaps between them — and the last decade has included several genuinely severe drought summers. That whiplash is harder on clay than either steady rain or steady drought would be. It is the swing, not the dryness, that moves a slab.

Expansive clay changes volume with its moisture content. The soil around the edge of a slab wets and dries faster than the soil under the middle, so the perimeter rises and falls the most — which is why foundation symptoms usually appear first at corners and along one elevation rather than evenly across a house.

What the housing stock means for the repair

Roughly speaking, the Metroplex has two kinds of foundation and they fail in two different ways.

The pre-war neighborhoods — the M Streets, Lakewood, Munger Place, much of Oak Cliff, Fairmount and the near south side of Fort Worth — are largely pier and beam. The house sits on a wooden floor system over a crawl space. These move seasonally, sag where a pier has settled or a beam has rotted, and are comparatively straightforward to correct: a crew can get underneath, replace failed piers and shim the structure back to level without touching concrete. Many of these houses have been re-leveled several times in their lives, which is normal rather than alarming.

Everything built from the 1960s onward is overwhelmingly slab-on-grade, and from roughly the late 1970s onward mostly post-tension. When a slab settles, correction means installing support points underneath it — pressed pilings, push piers or helical piers — and lifting the low sections back toward level. Because post-tension slabs have tensioned steel cables running through them, any work that cores or breaks the slab needs those cables located first. Ask how they intend to do that; a competent DFW contractor will have a ready answer.

Trees, drainage and the things you can actually control

A mature live oak or post oak can pull a remarkable amount of water out of the ground within its root radius, and North Texas planted a lot of them close to houses. When one side of a house is shaded and rooted and the other is open lawn, the two sides dry at different rates — and differential drying is exactly what causes differential movement. A root barrier, typically $1,500 to $5,000, is sometimes proposed alongside piering for this reason.

Drainage is the other controllable. Flat lots, heavy clay and downspouts that discharge at the corner of the house are a common Metroplex combination, and they concentrate water exactly where you least want it. Getting roof water six feet away from the foundation and maintaining positive grade away from the slab is unglamorous and cheap relative to piering.

Permits and local requirements

The City of Dallas requires a permit for foundation underpinning, generally supported by an engineer's plan or letter. Fort Worth, Plano, Arlington, Irving, Garland and the rest of the Metroplex cities have comparable requirements with their own paperwork. This is the contractor's job, but ask to see it — it is one of the few externally verifiable signals in an industry Texas does not license.

Watering restrictions are the other local wrinkle. Most DFW cities operate permanent twice-weekly irrigation limits through the North Texas Municipal Water District or the Tarrant Regional Water District, tightening as drought stages escalate. Foundation watering with a soaker or hand-held hose is usually handled separately from sprinkler irrigation, but the exemption is written city by city. Check yours before you run a hose on a restricted day.

Why are foundation problems so common in Dallas–Fort Worth?

Most of the Metroplex sits on the Blackland Prairie — deep, dark, highly expansive clay that swells when wet and shrinks when dry. North Texas also happens to have an unusually violent moisture cycle: long dry stretches broken by heavy rain, plus the 100-degree-plus summers of 2011, 2022 and 2023 that pulled water out of the soil for months at a time. Highly expansive soil plus extreme wet-dry swings is the exact combination that moves slabs, and it is why DFW is one of the busiest foundation repair markets in the country.

Do I need a permit for foundation repair in Dallas?

Yes. The City of Dallas requires a permit for foundation underpinning and piering work, and the application generally needs to be supported by a Texas-licensed professional engineer's plan or letter. Fort Worth, Plano, Arlington, Irving and the rest of the Metroplex cities have their own versions of the same requirement. Pulling it is the contractor's responsibility, but you should ask to see it — a contractor proposing to skip the permit is telling you how they handle the parts of the job you cannot see either.

Can I water my foundation with DFW watering restrictions in place?

Generally yes, but check your own city. What does foundation repair cost in DFW?

Concrete pressed pilings, the workhorse method on Metroplex slabs, typically run $300 to $600 per piling installed, and a house needing perimeter work commonly needs somewhere between 8 and 20 of them — so a fairly typical DFW job lands in the $4,000 to $10,000 band. Smaller jobs exist: a few pilings on one settling corner can come in under $3,000. Larger ones do too, particularly when interior piers require tunneling under the slab at $150 to $250 per linear foot, or when drainage work and a root barrier are part of the plan. Is a pier and beam house in East Dallas a bigger problem than a slab in Frisco?

Different problem, usually a cheaper one. Pier and beam houses — most of the pre-war housing stock in East Dallas, Oak Cliff and near-south Fort Worth — sit on a wooden floor structure over a crawl space, which means the house can be shimmed and re-leveled without breaking concrete. Re-leveling is less invasive and typically less expensive than underpinning a slab. What pier and beam houses do have that slabs do not is rot and pest exposure in the crawl space, and a ninety-year-old sill beam can be its own significant expense.

Should I get a structural engineer before hiring a contractor in DFW?

It is worth considering, particularly if the estimates you are getting are large or if two contractors have proposed very different plans. A Texas-licensed professional engineer charges roughly $400 to $1,000 for an evaluation and report, is licensed and regulated by the state, and — unlike a repair company — has no work to sell you at the end of it. Many Metroplex homeowners use an engineer as the tiebreaker rather than the starting point: get estimates first, then pay for an independent opinion if the numbers or the diagnoses do not agree.
