Pier and beam foundation repair cost
If you own one of the pre-war houses in East Dallas, the Houston Heights, central Austin or King William, you own a foundation that was designed to be adjusted. That is genuinely good news for your budget. The costs to watch are not in the leveling — they are in what the crawl space has done to the timber.

Why the leveling is the cheap part
A pier and beam house is a wooden floor structure carried on piers over a crawl space. When a pier settles or a beam sags, the correction is mechanical and reversible: jack the structure, reset or replace the failed support, shim to level, lower it back. No concrete is broken, nothing is tunnelled, and the interior is largely undisturbed.
Compare that with the equivalent slab job, where installing a single interior support point means either cutting through the concrete floor or hand-digging a tunnel underneath at $150 to $250 per linear foot. A whole pier and beam re-level can cost less than interior access alone on a slab.
The catch is that a crawl space is an exposed environment, and eighty or a hundred years of it takes a toll on timber. Which brings us to the part that does cost money.
The real expense: rot, moisture and previous repairs
Sill beams. The sill sits directly on the piers and carries everything above it, which makes it the most important timber under the house and the one closest to ground moisture. Rot typically starts at the bearing points, or wherever a downspout has been discharging into the same square foot of dirt for thirty years. Replacing a beam means temporarily supporting the house while it comes out, which is most of the $1,500 to $5,000.
Joists and sub-floor. Sagging floors in an old house are often a joist problem rather than a pier problem, and a surprising amount of joist damage is man-made: notches cut for plumbing and HVAC runs by people who did not think about what the joist was doing. Sistering a joist runs $300 to $1,200.
What the last contractor did. Crawl spaces accumulate history. Dry-stacked concrete blocks, timber offcuts, car jacks left in place as permanent support, piers bearing on nothing in particular — all common finds under houses that have been "leveled" cheaply before. Correcting improvised supports is often part of doing the job properly.
Nearly every expensive pier and beam repair traces back to water: a damp crawl space, poor grading, a downspout in the wrong place, or a plumbing leak. A vapor barrier at $1,000 to $3,000 and correcting the drainage outside are the highest return-on-investment things you can do to a house like this, and they are cheap relative to replacing the timber they protect.
Texas neighborhoods where this is the normal foundation
Pier and beam is the pre-war default across Texas, so this is largely a question of housing age. The Dallas–Fort Worth stock is concentrated in the M Streets, Lakewood, Munger Place, Oak Cliff and Fort Worth's Fairmount and near south side. In Houston it is the Heights, Woodland Heights and Montrose — where raised foundations were a sensible answer to flat, wet ground, and where crawl space moisture is a bigger factor than anywhere else in the state. Austin has it through the central neighborhoods, and San Antonio in King William, Lavaca, Monte Vista and Dignowity Hill — several of which sit in local historic districts that can add a review step for exterior work.
Crawl space foundation repair, and where it overlaps
Crawl space foundation repair and pier and beam repair describe overlapping work, and estimates use the terms loosely. Pier and beam repair usually means the structural half — piers, beams, joists, leveling. Crawl space repair usually means the environment those things live in — the vapor barrier, the drainage, the ventilation, and encapsulation where it is warranted.
They are worth separating when you read a quote, because they fail on different timescales. Structural work fixes what has already gone wrong. Crawl space work is what stops it going wrong again. A quote covering only the first is not wrong, but it is half a plan.
What to ask before you sign
- Have they been under the whole house? Not just the accessible half. The condition report should cover every beam and pier line.
- Are the floor elevations measured? Same standard as slab work — numbers, not impressions.
- What happens if they find rot? Timber repair is frequently written as an allowance or an exclusion, because nobody knows what is in there until they look. Find out which, and what the unit rate is.
- Are they addressing the water? A re-level without a moisture fix in a damp crawl space is a repair with a short shelf life.
- What is the target? Perfectly level is rarely achievable or even desirable in a hundred-year-old house — forcing it can crack plaster and break things that were happily settled. Ask what tolerance they are aiming for and why.
